Extensions to Smoke and Carbon Monoxide Alarm Laws

Following the UK government’s consultation surrounding the proposals to extend the rules around smoke and carbon monoxide alarms, regulations will be amended and expanded with the aim of increasing tenants’ safety.

Specific amendments surrounding carbon monoxide alarms

All landlords will be legally obliged to ensure a working carbon monoxide alarm is fitted in any property room that contains a fixed combustion appliance (e.g. a gas boiler). If a new fixed combustion appliance is installed, a carbon monoxide alarm must also be installed in that room or space under law.

Furthermore, if a heating appliance (that is not a gas cooker) is installed, carbon monoxide alarms must also be fitted in that room or space.

Whilst landlords are responsible for replacing faulty alarms, impetus is on the resident to conduct testing throughout the duration of their tenancy.

Relevant British Standards

It should also be noted that any alarms should be third party certified to the relevant British Standards – EN 14604 for Smoke alarms and BS EN 50291 for Carbon Monoxide alarms.
