What Is a Gas Safety Inspection?

A gas safety inspection is an annual check of all gas appliances and flues in a home to make sure they’re safe to use. During a gas inspection, the engineer will check that:

  • All gas appliances are working correctly and safely 
  • There are no gas leaks 
  • The flues are clear and working properly 
  • The ventilation is adequate 
  • The safety devices on the appliances are working correctly

Once the inspection is complete, the engineer will issue a gas safety certificate (also known as a CP12). This certificate should be kept by the homeowner or landlord for their records.

Gas inspections are a legal requirement for landlords and businesses in the UK under the Gas Safety (Installation and Use) Regulations 1998. They must be carried out every 12 months by a Gas Safe-registered engineer.
