As a landlord, you have a legal obligation to provide a safe and healthy living environment for your tenants. Neglecting this responsibility can lead to serious consequences, including hefty fines and even prison time, so it’s important to be proactive by organising the necessary inspections.
Regular gas inspections are particularly important, as they’re key to preventing appliance breakdowns, carbon monoxide poisoning, and potential explosions. It’s also important to conduct Legionella checks to make sure your tenants have access to clean water.
The good news? Keeping your gas and water systems safe is easier than you might think. By scheduling routine checks, you can prevent major issues and provide peace of mind for everyone involved.
With over 30 years of experience, M J Burt is the go-to provider of gas safety and legionella checks in Poole and Bournemouth. Below, we outline the key gas safety and legionella checks needed to maintain a safe, legally compliant property for your tenants.
Gas Safety Inspections and Certificates
All gas appliances and flues (including cookers, boilers, fires, and heaters) must be serviced annually by a Gas Safe registered engineer. This is your legal responsibility to organise. After the service, the engineer will issue a Gas Safety Certificate (GSC), also known as a Landlord Gas Safety Record (LGSR) or CP12.
You must provide a copy of the valid GSC to your tenants before they move in and within 28 days of any subsequent service.
Our fully qualified engineers are experienced in inspecting gas systems of all sizes and complexities. Once onsite, we’ll check your system thoroughly for potential faults and provide clear recommendations for improvements, all while minimising disruption to your daily life throughout. Upon successful completion, we’ll provide you with a valid GSC you can use to prove compliance.
Boiler Servicing and Repairs
Along with mandatory gas safety inspections, it's highly recommended to conduct regular maintenance on your rental property’s gas appliances. This helps keep your system working smoothly all year round, making it more likely for your property to pass its gas safety inspection, reducing the risk of costly breakdowns or faults, and providing your tenants with reliable heating and hot water throughout the year.
We offer three competitively priced maintenance plans: basic, standard, and full strip down. You can choose the option that best suits your boiler and budget. Our servicing appointments will be carried out at your convenience and that of your tenants, making the process as hassle-free as possible.
If your tenants ever report a major boiler fault, you can count on us to resolve the issue with our emergency callout service. Whatever the problem, whether it's a small gas leak or a total breakdown, we'll be there to sort it in no time.
Legionella Risk Assessments
Legionnaires' disease is a serious lung infection caused by Legionella bacteria, which thrives in water systems. To protect your tenants, you’re legally required to control the risk of this disease in your property by arranging for a Legionella risk assessment.
Our qualified professionals will conduct a thorough Legionella risk assessment of your water systems, then draw up a report that outlines the risks identified and the recommended control measures. This will keep your tenants and any visitors safe from this potentially deadly disease.
